Expert flat roofing specialists with offices in Cambridge and St Neots. Full installations and repairs in Firestone EPDM, GRP fibreglass and felt systems. Extensions, garages, porches, dormers and commercial properties. Free on-site survey, 14-day cooling-off period, no subcontractors.

Flat roofs offer a cost-effective, durable solution for many properties, from extensions and garages to balconies and porches. At Acorn Property Improvements, flat roofing is a core part of our work. We carry out new flat roof installations, full replacements of failed existing systems, and targeted repairs, across Cambridge, St Neots, Huntingdon and the rest of Cambridgeshire.
We install three main flat roofing systems: Firestone RubberCover EPDM rubber, GRP fibreglass (glass reinforced polyester), and high-performance felt. Each system is suited to different applications, budgets and performance expectations — and each is only as good as the installation quality. Our roofers are trained specifically in each system and carry out every installation directly — no subcontracting at any stage. Before we lay a single sheet, we survey the substrate, check the falls, assess drainage provision and confirm that the existing structure can support the new system specification.
We provide flat roofing services for domestic and light commercial properties of all types — extensions, garages, outbuildings, dormers, porches, flat-roofed bungalows, balconies and low-pitch roofs. If your flat roof is failing, we will give you an honest assessment of whether repair or replacement is the right route, with photographic evidence. If a repair will do the job, we will not quote you a replacement. If the system is beyond economic repair, we will tell you why — clearly and in writing.
Need a new flat roof or a repair on an existing one? Call Acorn Property Improvements today on 01480 594007 or request a free online quote. Our friendly team will be happy to arrange a no-obligation survey and talk you through your options.
Choosing the right flat roofing system is the single most important decision in a flat roof project. The material determines the installation method, the likely lifespan, the maintenance requirements and the ultimate cost over the life of the roof. There is no universally “best” flat roof system — the right choice depends on the size and shape of the roof, the substrate, the budget and the intended use. Here is an honest, plain-English breakdown of the three systems we install across Cambridge and Cambridgeshire.
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane and the system we most frequently recommend for domestic flat roofs across Cambridge and Cambridgeshire. We install the Firestone RubberCover system — one of the most established and trusted EPDM products in the UK market. The membrane is supplied in large single sheets, dramatically reducing the number of seams and therefore the number of potential failure points compared to older multi-layer felt systems. It is highly flexible, accommodating structural movement without cracking, and exceptionally resistant to UV degradation, extreme temperatures and standing water. EPDM is fully recyclable at end of life. Firestone RubberCover is backed by a 20-year product warranty from Firestone — one of the strongest manufacturer warranties available on any flat roofing system.
Expected lifespan: 40–50+ years
Seams: Minimal (large format sheets)
UV resistance: Excellent
Movement tolerance: Excellent
Manufacturer warranty: 20 years (Firestone)
Best for: Extensions, garages, flat-roofed bungalows, large roof areas
GRP (glass reinforced polyester) is a rigid, seamless flat roofing system applied as a liquid that cures to form a single, monolithic waterproof surface. Unlike sheet membrane systems, GRP has no seams at all — it is laid and cured as one continuous unit, making it particularly well-suited to roofs with complex shapes, multiple upstands, projections, drainage outlets and penetrations where membrane systems can be difficult to detail correctly. GRP is extremely hard and impact-resistant, making it suitable for roofs that are occasionally accessed for maintenance or cleaning. The finish can be walked on without damaging the membrane, which makes it a popular choice for dormer roofs, balconies and accessible flat roofs. GRP systems are typically certified to BBA (British Board of Agrément) standards and come with long product warranties from manufacturers.
Expected lifespan: 25–40 years
Seams: None — single monolithic surface
UV resistance: Very good
Movement tolerance: Good (less flexible than EPDM)
Best for: Complex roof shapes, dormers, balconies, accessible roofs, roofs with multiple penetrations
Modern high-performance felt systems are a significant step forward from the traditional three-layer mineral felt that many older Cambridgeshire flat roofs were originally covered in. Today's specification felt systems — such as torch-on or self-adhesive polyester-reinforced mineral cap sheet systems — offer substantially improved durability, UV resistance and service life compared to traditional felt, and remain the most cost-effective entry-level flat roofing option. They are well-suited to straightforward flat roof areas with simple detailing and are a sensible choice where budget is the primary constraint and the roof has simple geometry. For roofs where longevity is the priority, or where the shape involves complex detailing, we will generally recommend EPDM or GRP as a better long-term investment.
Expected lifespan: 15–25 years (high-performance spec)
Seams: Multiple
UV resistance: Good (mineral cap sheet)
Best for: Budget-conscious projects, simple flat roof geometries, outbuildings

A flat roof is a long-term investment. The quality of the system chosen and the quality of the installation will determine whether it performs for 15 years or 50. Here is why homeowners and businesses across Cambridge, St Neots, Huntingdon and the wider county trust Acorn Property Improvements with their flat roofs.
Flat roofing is a specialism, not an add-on. Our team installs EPDM, GRP and felt systems regularly across Cambridgeshire and understands the technical differences between them: how each handles structural movement, how each must be detailed at upstands and edges, and how each performs under the specific conditions of the Cambridgeshire climate.
We assess your flat roof, photograph every problem area, explain what we find in plain English and provide a written, fixed-price quotation before any decision is made. If a repair will do the job, we will say so. We do not quote replacements to inflate job values and we do not use high-pressure sales tactics at the survey stage or afterwards.
We only use quality flat roofing systems — Firestone RubberCover EPDM, BBA-certified GRP systems and high-performance mineral felt. We do not cut costs with inferior materials. The products we use carry their own manufacturer warranties, which we pass on to you alongside our workmanship guarantee.
Every flat roofer who works on your property is a directly employed member of the Acorn team — fully trained and backed by public liability insurance. We never sub-contract flat roofing work. This means you have consistent quality, clear accountability and a team that stands behind what it installs.
Every flat roof installation is fully guaranteed. New installations include a 14-day cooling-off period — you can accept the quote and then have two full weeks to change your mind without penalty. The workmanship guarantee terms are confirmed in your written contract before work begins.
Flat roofing involves stripping old material, handling adhesives and removing debris. We protect your garden, driveway and surrounding areas throughout, and remove all stripped material and packaging before we leave. We take our reputation in Cambridgeshire seriously and the finish of a job — right down to how the site looks when we're done — reflects that.

Flat roof failures rarely happen suddenly. Most develop gradually — a blister forms, a seam begins to lift, a drain blocks and ponding starts. Catching these early means the difference between a repair and a full replacement. These are the warning signs to look for, and what each one typically means for your flat roof.
If any of these sound familiar, don’t leave it to get worse. We offer a fast, reliable repair service and can also carry out routine maintenance to help extend the life of your flat roof.

Lifespan depends primarily on the system installed and the quality of the installation. Firestone RubberCover EPDM rubber — our most commonly recommended system — is rated at 40 to 50 years or more when correctly installed, and carries a 20-year manufacturer product warranty. GRP fibreglass systems are typically rated at 25 to 40 years. High-performance felt systems, when specified correctly, last 15 to 25 years — significantly longer than traditional three-layer mineral felt, which typically begins to fail within 10 to 15 years. All of these figures assume a correct installation with adequate falls and drainage. A flat roof that sits with standing water will fail earlier regardless of the system used.
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane supplied in large, seamless sheets. We install the Firestone RubberCover system — one of the most widely used and trusted EPDM products in the UK. Its key advantages over traditional felt are its dramatically reduced number of seams (meaning fewer potential failure points), its exceptional flexibility (it accommodates structural movement without cracking), its resistance to UV degradation and temperature extremes, and its very long service life. It is also fully recyclable at end of life. For most domestic flat roof applications across Cambridge and Cambridgeshire — extensions, garages, outbuildings, bungalow flat roofs — EPDM represents the best balance of performance, longevity and value. The Firestone system specifically carries a 20-year product warranty, which we pass on to every customer.
This depends on the system, the age of the roof and the nature and extent of the failure. A single split seam, a lifted edge trim, a failed outlet or a localised blister on an otherwise sound membrane can often be repaired economically. A roof with widespread blistering, multiple leak points, a deteriorated deck or a system that is beyond its service life is generally better replaced — because repeated patch repairs on a failing system cost more over five years than a single replacement that lasts 40. We will give you an honest, evidence-based assessment of which route is appropriate during the free survey — with photographs to back up our recommendation. We will never recommend a replacement to inflate a job when a repair will provide a lasting fix.
Yes — flat roofs are one of the most common and practical choices for single-storey rear and side extensions across Cambridge and Cambridgeshire, and they are significantly more cost-effective to build than a matching pitched roof. Modern flat roofing systems — particularly EPDM rubber — are highly durable and weathertight, and the old reputation of flat roofs as unreliable largely relates to traditional three-layer felt systems installed decades ago. A correctly specified and properly installed modern flat roof on an extension will typically outlast the extension itself with minimal maintenance. We work on extension flat roofs across Cambridgeshire regularly and will recommend the right system and specification for your specific project during the survey.
Flat roof costs vary depending on the size of the roof, the system specified, the condition of the existing deck, the complexity of the detailing (number of upstands, penetrations, outlets) and any associated work such as insulation upgrades or guttering. A straightforward garage flat roof replacement in EPDM is typically a few hundred to low thousands; a full extension flat roof will depend on its size and specification; a large bungalow roof will be significantly higher. The only accurate figure is one based on a proper site survey and detailed measurement. We provide free surveys and written, fixed-price quotations — call 01223 859867 (Cambridge) or 01480 877624 (St Neots) to arrange yours.
Like-for-like flat roof replacement — replacing an existing flat roof with a new system at the same level and within the same footprint — generally falls within permitted development and does not require planning permission. However, if your property is within a Conservation Area (which covers parts of Cambridge city centre and several Cambridgeshire villages), or is a Listed Building, certain changes may require prior approval. If you are adding a flat roof where there was previously a pitched roof, or raising the parapet height, planning permission may also be required. We advise on any planning considerations we are aware of during the quotation process. When in doubt, check with Cambridge City Council or South Cambridgeshire District Council before any work begins.
Standing water (ponding) on a flat roof is almost always caused by insufficient falls — the gradient across the roof surface that directs water to the drainage outlets. All flat roofs require a minimum fall of 1:80 (approximately 12mm per metre run) to drain properly. If the roof was built without adequate falls, or if the deck has deflected over time and the falls have been lost, water will sit on the surface after rain. Ponding accelerates the deterioration of every flat roofing system and should not be ignored. Call us for an inspection — we will assess the falls, check the drainage outlets and advise on whether the issue can be corrected within a repair or whether it needs to be addressed as part of a replacement.
These terms describe how the insulation is positioned within the flat roof build-up. In a cold roof, insulation is placed between the ceiling joists below the deck — the deck itself is cold (uninsulated), with ventilation provided above the insulation to prevent condensation. In a warm roof, insulation is placed above the deck but below the membrane — the deck is kept at a warm temperature, eliminating the condensation risk and the need for ventilation. Warm roof construction is now the preferred specification for most new flat roof installations as it provides better thermal performance and is less prone to condensation problems. An inverted roof (a variant of the warm roof) places the insulation above the waterproof membrane for added protection of the membrane layer. We will specify the most appropriate build-up for your project and budget during the survey stage.
