Fascia boards are the horizontal boards fixed directly to the rafter feet at the eaves, onto which the guttering is mounted. On older Cambridgeshire properties, fascia boards were traditionally timber — and timber fascias, when their paintwork deteriorates or gutter leaks occur above them, are highly susceptible to rot. Rotten fascia boards cannot support guttering correctly, and the rot can spread into the rafter ends and roof timbers. Soffits are the horizontal boards that close off the underside of the eaves between the fascia board and the wall. They protect the rafter ends and roof void from weather and wildlife, and — critically — provide ventilation to the roof space through vented soffit panels. We replace deteriorated or rotten soffits with modern UPVC panels in solid or vented configurations, ensuring the ventilation provision is maintained or improved. Adequate soffit ventilation is essential for preventing condensation build-up in the roof space, which is one of the leading causes of roof timber decay in Cambridge's older housing stock.
UPVC cladding is used to over-clad existing timber boards that are sound in structure but cosmetically deteriorated, or to provide a low-maintenance protective finish to areas that have previously required regular repainting. Gutters should be cleared of leaves, debris and moss at least once a year — ideally twice, in late autumn after the last leaves have fallen and in spring before the heavy rainfall season. Soffits close off the underside of the eaves and perform a second critical function: ventilation of the roof space. This ventilation is provided primarily through perforated or vented soffit panels. Victorian and Edwardian properties across Cambridge were originally fitted with cast iron guttering in ogee (moulded) profile. For most period properties, we recommend cast-iron-effect UPVC ogee guttering in black — it replicates the appearance of the original cast iron extremely accurately, requires no painting, will not rust, and costs significantly less than genuine cast iron to purchase and install. For properties in a Conservation Area or those that are Listed Buildings, we recommend checking with Cambridge City Council before changing the guttering material, as some designations require like-for-like replacement.
